PRI 0295 is situated in Sambuca Val di Pesa, a small village set between Siena and Florence along the course of the Pesa River, a small tributary of the Arno that is a great place for scenic walks. After crossing the old bridge, dating back to the 12 century, turn right and take the pedestrian path that runs alongside the river. Further on the road becomes unpaved and rich in vegetation as you reach the forest, surrounded by the scents and clear waters of the Pesa. What makes the location of the villa even more special is its proximity to the Antinori Winery, an architectural masterpiece that has won the first place in the World’s Best Vineyards 2022 ranking as the ‘Most Beautiful Winery in the World’.
The villa after a careful renovation consists of a central building and two guest houses surrounded by lush and colorful vegetation, filled with aromas, and sounds that make it a really unique place to connect with nature. The whispering of leaves mixing with the sound of the river create a lullaby that calms down and refreshes.
On the ground level of the villa, a large living room leads to a spacious dining room with a fireplace and a bread oven (made even more extraordinary by the presence of a perfectly preserved kitchen dating back to IV century A.D.), followed by a contemporary kitchen restored and equipped with all modern amenities, a bathroom with laundry facilities, and finally the bedroom 1 with a large and chic private bathroom with travertine shower.
On the first level, a bright living room takes the center stage with its fireplace that makes the ambience even more unique. From here, you have access bedrooms 2 and 3, both with private bathrooms and travertine showers. The master bedroom 2 also boasts a freestanding bathtub with a panoramic view of the villa’s garden. Finally, the bedroom 4, placed on the garden level with direct access to a patio with lounge area, has its own private bathroom, too. What makes this room even more unique is its proximity to the mill room where the ancient millstones have been preserved.
Annex 1 (70 sq. m) is situated to the left of the main building and spreads over two levels. On the ground level, you will find a double bedroom 5 with a bathroom and access to a front patio and a side porch set as a dining area. On the upper level, there is a loft (bedroom 6) with twin beds overlooking the villa's swimming pool.
Annex 2 (60 sq. m), converted from the ancient sawmill, directly faces the park through a paved patio. Inside, the guesthouse features a living room with a fireplace, a kitchen with an ancient marble sink, and bedroom 7 with an open shower.
The dreamy outdoor spaces are meant to be enjoyed, with the loggias situated at the back of the villa where the mill's water channels, used to power the grain millstones, can still be found today. Additionally, they are completed with a round table surrounding an ancient olive tree, where a wood-fired oven and a lounge area are located adjacent to it. The villa's swimming pool is plunged in greenery, with the aromas of cypress trees, the sound of the nearby river, and the Tuscan hills offering a scenic backdrop that helps to create a charming and relaxing ambience. To make everything even more enchanting, there is a private riverside beach accessed directly from the villa grounds and providing a lounge area, a dining table, and sun loungers.
